If you want better cashflow from your portfolio, but you are tired of hearing that the only answer is to go buy another property…

Then you’ll want to register for our next live session on October 27th.

You’ll discover how property owners work with engineers and their CPAs to break a building into its component parts, and what that does to the depreciation they are allowed to claim.

You’ll also learn why the timing of a deduction matters as much as the size of it, which properties are worth studying, and which ones are not worth the paperwork. We will be direct about both.

Matt Bontrager, CPA is handling the tax side. Dylan Scandalios is handling the engineering side. The last stretch of the hour is yours, and we answer questions live rather than sending you to a form.

Register today to save your seat.

Who’s Teaching This

Matt Bontrager, CPA, Managing Partner at TrueBooks

The tax side

Matt is a CPA and the managing partner at TrueBooks, a practice built around real estate investors and the tax questions that come with owning property. He spends his year inside these returns, which is why he can tell you where the rules bite instead of where they sound good.

Teaching: depreciation timing, passive activity limits, REPS, and what happens at sale.

Dylan Scandalios, CEO of Seneca Cost Segregation

The engineering side

Dylan leads Seneca Cost Segregation, where the work is engineering-based studies for owners of residential, commercial and short-term rental property. He will show you what actually happens inside a study, including the parts owners never see.

Teaching: component classification, the site visit, and what your CPA receives.

This Isn’t Theory

Engineering-based studies

Engineers assess the property and classify the components. That is the method the IRS expects, and it is the only kind of study Seneca produces.

Built to the IRS audit guide

Every study follows the IRS Cost Segregation Audit Technique Guide, documented so your CPA can work from it and defend it.

All fifty states

Seneca’s team covers the whole country, with virtual or on-site tours depending on the property and the timing you need.

Before You Register

The questions people ask us before they sign up, answered straight.

Is this an hour-long sales pitch?
No, and we would rather be straight about the shape of it. The training is the training. Seneca does cost segregation studies for a living, so at the end there is an offer to look at your property. Take the education and go if that suits you. Plenty of people do.
What does it cost to attend?
Nothing. No ticket, no upgrade.
I can’t make the live time. Should I still register?
Yes. Register and the recording comes to the same email address. You will miss the live Q&A, so send your property question when you reply to the confirmation and we will try to cover it.
I only own one property. Am I too small for this?
One property is enough to make the question real. Part of the hour is spent on how to tell whether a single property clears the bar for a study, which saves you finding out the slow way.
Should my CPA be on the call?
Not required, though plenty of attendees forward the invite. If your CPA joins, the conversation afterwards moves faster because you are both working from the same explanation.
What happens to my information?
It goes to Seneca and TrueBooks so we can register you in Zoom, send the link and the recording, and follow up about the session. We do not sell or rent registrant data, and every email carries an unsubscribe link.

The Building Is Already Yours

This is about how it gets treated on paper. Sixty minutes, two people who do this daily, and a Q&A that runs until the questions do.

“Their team was incredibly professional, prompt, and easy to work with.”
